Electrical Inspection

Before buying a home in Alicante, an electrical inspection tells you exactly what condition the installation is in: whether it has earthing, RCDs, a proper panel or hidden risks that could mean significant expense. It is a very useful tool to negotiate the price from a position of knowledge.

We carry out the inspection with instruments and give you a clear report, ideal for buyers — many of them foreign — and for estate agencies. If you then carry out the upgrade with us, we deduct the inspection cost.

The report separates what is an actual risk and must be corrected from what is merely dated and can wait. That distinction is what lets you decide whether to negotiate on price or simply go ahead.

It is not a visual walk-through. We measure the insulation resistance of the circuits, the earth resistance with an earth tester, and verify that each RCD trips within its rated current and time. To that we add continuity of the protective conductor through to the sockets, the condition and capacity of the panel, and how the circuits are divided up.

The report records every measurement with its value, flags what does not comply and estimates the scope of the correction. It serves three purposes: knowing what you are exposed to, having a figure-backed argument in front of the seller, and commissioning the upgrade afterwards without diagnosing all over again.

In stock built before the eighties, and especially on the seafront, three findings repeat: two-wire circuits with no protective conductor, a panel with far too few circuits for what gets plugged in today, and successive extensions carried out by different hands with no documentation. Add salt corrosion in terrace and patio fittings.

One case is worth anticipating: if the property has been without supply for a long time, the utility may require an electrical certificate before reinstating the contract. Catching that during the inspection, rather than on moving day, avoids ending up with no power in a house you have just bought.
