Community Maintenance

A residential community has an electrical installation that is rarely checked until something fails: garage lighting, the intercom, pressure pumps or the main panel. A maintenance contract turns those surprise faults into planned inspections and predictable costs.

We work directly with property managers across Alicante province. We document the state of the installation, prioritise what is urgent and important, and offer a preferential rate on any work, plus 24/7 emergency response for communities under contract.

Every community is different: a four-dwelling block is not the same as a development with garage, pool and lifts. We adapt the contract to the number of blocks and common elements, with a clear inspection schedule and a single point of contact for the manager.

Emergency lighting, earthing and RCDs have regulatory obligations worth keeping up to date. We provide reports on the state of the installation that make management and meeting decisions easier.

A serious contract is not a courtesy visit once a year: it is a schedule of what gets checked and at what interval. Quarterly makes sense for what degrades fast or affects safety — emergency lighting, actual tripping of the common-area RCDs, the condition of the garage panel. Annually, for what changes slowly: circuit insulation, earth resistance and terminal tightness in the main panel.

Terminal tightness prevents the most faults and is what almost nobody contracts, because nothing shows until it smells. A connection that works loose through heat cycles increases its resistance, heats up and ends in a failure with the garage full. Every visit closes with a report the managing agent can take to the owners' meeting.
